Purple Property can offer 2 levels of service for renting your property. And we don’t believe in charging any upfront fees, so no charges become payable until your tenant has moved in;

Fully managed – 10% of the monthly rent inc VAT

This end to end personal service includes;

  • displaying your property in our prominent showroom windows and attracting attention with our distinctive boards
  • enthusiastically promoting your property to suitable people on our database, highlighting not only the best features of your property but also our beautiful local area
  • professional tenant referencing including credit scoring, credit search, previous landlord references, employment reference and guarantor reference where required
  • full property inventory including photos (fee applies)
  • gas safety certificate (fee applies)
  • EPC (fee applies)
  • Assured shorthold tenancy agreement (AST) and tenant appointment to agree their obligations and responsibilities before they sign and we witness the document
  • full deposit management with the Deposit Protection Service (DPS) a Government authorised custodial tenancy deposit protection scheme
  • standing order set up for monthly rental payments and transferred to you within 2 working days of receipt
  • 3 monthly property inspections
  • full property management and liaison with local reliable contractors
  • check out at end of tenancy including inventory review
  • deposit return once both landlord and tenant are satisfied

Our tenant finder service includes;

  • marketing the property on all leading portals including Rightmove and Zoopla including photography and a floor plan
  • professional tenant referencing- full property inventory including photos (fee applies)
  • gas safety certificate (fee applies)
  • Assured shorthold tenancy agreement (AST) and tenant appointment to explain their obligations and responsibilities before they sign and we witness the document
  • full deposit management with either the Deposit Protection Service (DPS) a Government authorised custodial tenancy deposit protection scheme or into your own registered account if you have a scheme already set up
  • standing order set up for monthly rental payments direct to you
